I'll tell you directly, because it's one of the things that causes the most problems when buying a house:
time is never on your side.

 

When you sign a proposal, the real estate agency will hardly give you three months to get the mortgage.
In reality, time is tight and every day that passes without answers increases the anxiety.

 

My work starts right here: shortening the time and eliminating uncertainties.

 

On average, with the cases I handle, we reach the mortgage approval in about 45 days.
This is not because "everything always goes well," but because the application is set up correctly from the start and because you're not the one who has to chase the bank.

 

I have direct contact with the person handling the mortgage.
If something gets stuck, I step in.
If something needs to be clarified, I clarify it myself.

 

You always know where you stand.

 

But there's one thing many people only discover afterwards:
getting the approval doesn't mean you're done.

 

Afterwards, the appraisal and checks on the property come into play.
And this is often where problems arise: a discrepancy, a detail that's not aligned, a missing document.

That's why I also attend the inspection with the appraiser.
If something doesn't add up, we address it immediately, looking for a solution before the bank blocks or rejects the application.

 

Once the appraisal is passed, there are other key steps:
checks on the origin of the property, verification of documents and above all coordination between the bank and the notary.

 

It's a delicate phase, because just one misunderstanding can delay everything by weeks.

 

This is where my role as a mediator comes into play:
I put the right parties in touch, keep the timing aligned, and make sure everything proceeds smoothly.
